TEAM UTAH COMMERCIAL brokered by RE/MAX Associates
For Utah business tenants

Is your commercial lease up for renewal?

Renewal is when you have the most leverage. See what your space should cost, and what to ask your landlord for, before you sign anything.

  • Free rent check from a licensed Utah commercial broker
  • In most Utah commercial leases, the landlord pays the tenant's broker, not you
  • No cost and no obligation

What tenants commonly ask for at renewal

What's realistic depends on your market, your building's vacancy and your lease. That's what the free rent check is for.

Free rent

A month or more of free rent for signing a new term.

Improvement money

The landlord pays for paint, flooring or other upgrades (TI money).

A cap on increases

Fixed yearly bumps instead of open-ended ones.

Flexibility

A shorter term or an early-out option if your business may change.

CAM caps

A limit on operating-expense increases, for NNN leases.

A renewal option

Written in for next time, at a set formula.

How it works

Three steps, and you stay in control

01

Tell me about your space

Two minutes: where it is, how big, what you pay and when the lease ends.

02

I pull the comparisons

What similar spaces near you are leasing for, and your options to stay or move.

03

You negotiate from strength

Use the numbers yourself, or have me represent you. In most leases the landlord pays my fee.

Why have someone on your side

The landlord has a broker. Do you?

Renewing on your own

  • The landlord's broker works for the landlord
  • You see one option: the renewal they offer
  • A missed notice date can roll you into an automatic renewal
  • Little to compare the offer against

With a tenant rep

  • Someone whose job is your side of the deal
  • Real numbers on what similar spaces lease for
  • Other spaces to compare, so staying is a choice

Questions

Tenant questions, answered

Does this cost me anything?

The rent check is free, with no obligation. If you'd like me to represent you, we agree on that in writing first. In most Utah commercial leases the landlord pays the tenant's broker, not the tenant; I'll tell you up front how it works for your building.

I like my space. I just want a fair renewal.

That's the most common case. Knowing what similar spaces lease for, and having a real alternative, is what turns "take it or leave it" into a negotiation, even when you plan to stay.

My landlord already sent me renewal terms.

Good, that's a starting point, not a final offer. Send it over and I'll show you how it compares before you sign.

When should I start?

Ideally 9 to 12 months before your lease ends, and always before your notice deadline. Many leases require notice months ahead, and missing it can limit your options.

Is a rent check a formal valuation?

No. It's a comparison of your rent with similar spaces to help you negotiate. It isn't legal, tax or financial advice; for lease language, talk to a real estate attorney.

Who will I be talking to?

Me, Stockton Farnsworth, an Associate Broker with RE/MAX Associates on Team Utah Commercial. Not a call center.

Don't sign a renewal blind.

A two-minute form today could change what you pay for the next five years.

General information, not legal advice; check your own lease. Commission arrangements vary by deal and are confirmed in writing before any representation.
